Hire only licensed contractors and check the validity of their license by contacting the contractors’ board. Consumers have little to no recourse against unlicensed contractors.
Obtain at least 3 bids along with 3 references for each bid. Call on references prior to making a decision on which contractor is best qualified.
Find out what type of insurance they carry. Contractors should have personal liability, worker’s compensation and property damage coverage. Ask for a copy of their insurance certificates and make sure they’re current, or you could be held liable for any injuries or damages that occur at your property.
Do not sign any contracts until you review and completely understand the terms of the contract. Make sure the contract includes the contractors’ name and license number. Remember you can only expect work to get done if it’s on the contract. Beware of verbal promises. Also, include a contractor and subcontractor lien waiver clause in the contract.
Upon completion of the work both parties need to sign off on the lien release and state that the contract obligations’ have been met, including the contractors obligations of making all necessary payments for materials, subcontractors and vendors.
Understand your payment options and do not pay in cash or let payments get ahead of work. The final payment should only be made upon satisfactory completion of work.
Keep all paperwork in one place. This should include the contract, addendum to the contract, correspondence such as phone calls or emails and records of all payments. You may also want to consider taking photos of the progress. These records will be important for tax purposes or if you have problems during or after construction.
