What is an HOA? HOA is an abbreviation for Home Owners Association. Most homeowners interact with their HOA for the first time when they have a dying bush in their front yard or if their porch light is out but an HOA does so much more than write violation letters.
HOA is governed by a set of rules called CC&Rs. (Covenants, Conditions, and Restrictions.) The primary role of an HOA is to enforce and ensure that these CC&Rs are adhered to by every homeowner. The HOA is responsible for maintaining common areas, providing security, collecting fees and appointing a board of directors.
When you are purchasing a home, pay attention to the HOA fees. Also, take time to read through your CC&Rs to verify the house you are purchasing is not already in violation or that it will allow you to put up your child’s basketball hoop.
My advice is to get involved! Go to your HOA meetings, join the board and give your input on your community and where your money is being spent.
